August 2026 Property Market Update

August was a month of measured calm across our local property market. Prices across Welwyn Hatfield and the Hertsmere area continued to grow modestly, supply remained relatively elevated at a national level, and buyers showed early signs of returning appetite as summer drew to a close. The Bank of England held its base rate at 3.75% at its July meeting, and mortgage rates, while still higher than many buyers would like, have eased considerably from their 2024 peaks. Here is what the data tells us about August 2026 across our key areas.

House prices

Across Welwyn Hatfield, average property values rose 1.32% in the year to June 2026, with the average home now valued at £450,696. Semi-detached properties led local growth, up 2.60% to £533,527, and terraced homes were not far behind at £408,986 (+1.88%). Detached properties rose marginally to £952,108 (+0.91%). Flats and maisonettes were the one category to slip, down 0.53% to £248,002.

In the Hertsmere district (covering Potters Bar and surrounding villages), price growth was noticeably stronger. The overall average rose 3.03% to £422,616, with semi-detached homes the standout performer at +4.04% (£485,755). Terraced houses gained 3.53% to reach £379,630, and detached homes moved to £808,652 (+3.14%).

Sales activity and time on market

In Welwyn Garden City (AL8), properties are selling fastest, with an average of 70 days on market across all types. Terraced homes moved particularly quickly at just 47 days, and semi-detached at 58 days. Flats in that area take considerably longer at 125 days on average.

In Hatfield (AL10), the overall average is 95 days. Semi-detached homes are the quickest to sell at 56 days, while detached properties take around 146 days, reflecting the higher price points and smaller buyer pool for those homes.

Potters Bar (EN6) sees the longest sales times at an average of 119 days across all types. Terraced homes buck the trend at just 84 days, while detached properties average 155 days.

Price per square foot

Value for space varies meaningfully across our coverage area. Hatfield (AL10) averages £472 per square foot overall.

Welwyn Garden City (AL8) averages £532 per square foot overall, with detached homes at £588 per square foot.

Potters Bar (EN6) commands the highest figures at £730 per square foot overall, though this is heavily influenced by flat transactions, which average £1,166 per square foot. Houses themselves range from £510 (terraced) to £599 (semi-detached) per square foot.

Rental market

Average asking rents in Hatfield (AL10) in August were £1,747 pcm, down slightly from £1,809 pcm in July but ahead of earlier months in the year. Potters Bar (EN6) averaged £1,939 pcm in August, while Welwyn Garden City (AL8) achieved £1,898 pcm. Nationally, ONS data shows average UK monthly private rent rose 3.7% in the 12 months to July 2026, reaching £1,393.

Lettings time on market in Potters Bar (EN6) is a brisk 73 days overall, with flats letting in 72 days and terraced homes in just 61 days. In Welwyn Garden City (AL8), overall lettings time on market stands at 70 days. Hatfield (AL10) sees longer lettings periods at 166 days overall, with semi-detached properties the fastest category at 101 days.

Mortgage and interest rate news

The Bank of England held its base rate at 3.75% at its Monetary Policy Committee meeting on 30 July 2026. Inflation currently sits at 2.6%, above the Bank's 2% target, which is prompting a cautious approach. The next MPC decision is due on 17 September 2026. Forecasters expect the base rate to remain at 3.75% well into 2027 as the Bank balances near-term inflationary pressures against longer-term fragility in the UK labour market.

For buyers, fixed-rate mortgage products are considerably cheaper than a year ago. The latest Bank of England data shows the 2-year fixed rate at 75% LTV sitting at 3.93%, down from 4.63% a year earlier. The 5-year fixed at 75% LTV is at 3.94%, down from 4.37%. For buyers with a smaller deposit, the 2-year fixed at 90% LTV has fallen to 4.36% from 5.35%, and the equivalent 5-year fix is at 4.30%, down from 4.80%. The direction of travel on rates remains broadly positive, even if the pace of cuts has slowed.

Market outlook

Nationally, the picture is one of subdued but stabilising activity. The average UK house price stands at £272,800, up 0.90% over the past year. Buyer searches are running 7% higher than last year, and while sales agreed remain 6% lower year on year, the gap is beginning to close. Higher mortgage rates have reduced buying power and sellers who price accurately at the outset will always fare better than those who test the market and reduce later.

Supply levels remain elevated nationally, giving buyers more choice than they have had for some time. That is good news for buyers, but it does mean sellers need to be realistic about both pricing and presentation from day one.

For landlords, supply of rental homes continues to lag demand. Landlord instructions nationally remain firmly in negative territory, which is keeping rental price growth alive even as tenant demand growth has moderated. Rental yields in our local areas remain attractive for buy-to-let investors willing to navigate the current regulatory environment.
