FULL MANAGEMENT SERVICE – 12.5% + VAT & There will be a monthly fee of £25.00 + VAT per month for non-HMO properties/£9 + VAT per tenant per month for HMO properties.
Our full management service includes:
1.1 Completion of a market appraisal on your property and general advice on letting.
1.2 Information on furnishing and safety regulations.
1.3 Advertising and marketing the property including the erection of a ‘To Let’ board, arranging and accompanying viewings (where necessary) for prospective tenants
1.4 Taking up references through a Referencing Agency. In taking references, we shall use our best endeavours to ensure that they are both reliable and accurate, but we give no warranty as to either the accuracy or reliability of such references. This is for professional properties only.
1.5 Organising all relevant safety certificates to comply with current legislation (NB. a copy of the reports must be given to the tenant and all works required must be carried out straight away). You agree to us carrying out necessary safety certificates and tests when they are due, and the signing of this document confirms your acceptance of this.
1.6 All electrical installations and appliances must be supplied in safe condition. We will organise appropriate safety checks and report to you any works required. (NB. such works need to be carried out straight away, as a property cannot be let until it is safe). A Domestic Electrical Installation Condition Report is required, confirming that the electrics are satisfactory. Each time you re-let the property, it will be classified as supplying equipment to that tenant for the first time. You therefore need to maintain the electrical equipment you supply, taking reasonable practical precautions to ensure the appliances are safe. Kings’ policy is that, as a minimum, all portable appliances are tested annually. This is known as a Portable Appliance Test (PAT).
1.7 Undertaking a full Inventory and Schedule of Condition – please ask a member of staff to advise of the costings.
1.8 Preparing and ensuring the tenancy agreement is signed. On commencement of the tenancy, collecting the deposit and the first month’s rent.
1.9 After commencement of the tenancy, receiving rents and accounting to you with a monthly statement showing commissions and other outgoings deducted. Please note that these should be kept for your accounts and Kings reserve the right to charge £10.00 inc VAT per statement for resending.
1.10 Notifying any service utility companies (where known) and Local Authorities where applicable regarding the change in responsibility for supply/charges/ Council Tax.
1.11 During the tenancy, visiting the property to carry out inspections on a periodic basis (within the first three months of a tenancy starting and then on a bi-annual basis, this is every month for a House of Multiple Occupation in order to comply with current legislation) and reporting to you any issues from these visits. (Please note: Our periodic visits involve superficial inspection only to identify any obvious property defects or damage that might require attention by either the landlord or the tenant according to their obligations. We will take steps as appropriate, but landlords should note that formal action against a tenant, by way of application of the security deposit against any dilapidation, must be deferred until possession of the property is recovered and is dealt with in accordance with the TDSL scheme rules - for further information see section 3).
1.13 During the tenancy, arranging for minor repairs and maintenance to be completed on the property and paying for these out of rents received. We will liase with you prior to completing any works upon your behalf and provide written quotations if requested. This may not always be possible in the event of an emergency.
1.14 Prior to the end of the tenancy, consulting with you as to renewal/ continuation of the tenancy.
1.15 Managing rent reviews and ensuring you are always achieving the market rate
1.16 At the end of the tenancy, arranging for the final inventory check-out with the tenant and recommending to you appropriate determination of the deposit in accordance with TDSL scheme rules (for further information see clause 3.1) Please ask a member of staff to advise of the costings.

1.18 Ensuring tenants have our emergency contact information which is available 24/7 so we can rectify any emergency as soon as practicably possible.
1.19 Project managing any repair and maintenance works providing you with photos upon completion.
1.20 Generally acting as your Managing Agent for the property and dealing with such matters that arise and taking appropriate action on your behalf whilst there is a tenancy, including complying, at your expense, with any statutory obligations.

2.9 You must provide us with your deposit membership ID in order for us to release the deposit to you for registration. If this has not been provided to us within 28 days of us receiving the deposit, we will be forced to register the deposit for which we will charge £75 + VAT. If we register the deposit, you will still be responsible for the check-out and negotiating any return.
